Architect-designed villa on the north coast of São Paulo – perhaps the most beautiful house in Brazil

Exclusive hillside villa near Tabatinga on the north coast of São Paulo

This exceptional villa is located near Tabatinga on the north coast of the state of São Paulo. The region is one of Brazil’s most sought-after coastal areas: Atlantic rainforest, long sandy beaches and a coastline that cuts into the land in fjord-like bays.

The villa is:

  • situated in a secure condominium,

  • at the end of a quiet street – with no direct neighbours on either side or in front,

  • slightly elevated on a natural hillside, offering open views of the sea and coastline.

The beach below the house feels almost private: even on weekends and public holidays it remains amazingly quiet and sparsely frequented. From the beach you cannot look into the house – privacy on the property is fully preserved.

The property comprises around 18,000 m² of land, with a built area of approximately 1,400 m² (as stated by the owner).

Architecture & living atmosphere: indoors and outdoors seamlessly blended

The entrance already reveals that this is not a conventional beach house. Behind the front door you step into a generous courtyard with:

  • a pond with koi carp and turtles,

  • an open roof section that brings natural light and air into the centre of the house,

  • water features whose soft sound can be heard throughout the property.

Typical for this villa:

You are always “inside” – and at the same time always “outside”.

Semi-open passages, covered outdoor living spaces and inner courtyards create a perfect indoor climate: airy, never too hot and pleasantly dry despite the proximity to the sea. Many areas are roofed yet open to the sides, so that breeze and vegetation become an intentional part of the architecture.

The villa was designed by a renowned architect from the Ilhabela region. Only high-quality materials were used throughout:

  • specially treated wood that withstands the tropical conditions for many years,

  • large-format marble slabs (imported from a former Soviet republic),

  • a massive steel-and-concrete substructure – especially beneath the wide, cantilevered terraces,

  • all gutters, downpipes and visible pipework made entirely of solid copper.

Generous living and lounge areas

At the heart of the house lies an expansive living area with high ceilings and flowing transitions to the outside:

  • lounge area with sofas, armchairs and plenty of space for guests

  • snooker/billiards table and card table

  • a cosy TV corner

  • adjoining dining area with large tables – both indoors and on the terrace

In front of the living area, the terrace opens up to reveal:

  • a spectacular L-shaped infinity pool with different levels,

  • a chillout deck with sun loungers and umbrellas,

  • additional wooden decks on various levels.

A staircase leads down to the spa and fitness area:

  • steam sauna with sea view

  • fitness room

  • a covered area with Jacuzzi (currently covered)

From this level, a path is currently being built down to the beach – in future you will be able to walk comfortably from the house straight to the sea.

Suites & master area: 11 bedrooms, all with sea views

In total, the villa offers 11 suites spread over different levels. Almost all of them provide direct or lateral sea views, some with access to private terraces.

Typical features of the bedroom areas:

  • open wardrobe concept instead of closed fitted wardrobes – ideal for the humid sea climate

  • individually designed fabric wall coverings, colour-coordinated with bed linen and textiles in each room

  • bathrooms with large marble surfaces, walk-in showers and high-quality fittings

  • some open or semi-open bathrooms with small patio gardens, bringing light and greenery right into the bathroom

At the very top of the house is the master suite, discreetly separated from the rest of the living areas. It offers:

  • a private dressing area with open wardrobes,

  • a large master bathroom with oversized shower, abundant marble and double washbasins,

  • a private panoramic terrace with breathtaking views over the coastline and the Atlantic.

The owner describes this as his favourite spot: enjoying the first coffee in the morning or a glass of wine in the evening – it is hard to imagine more “sea” than this.

Kitchens, service and staff areas

The villa is clearly designed for extended family stays or events. The functional areas are planned at a professional level:

  • “Social” main kitchen with

    • large cooking island

    • gas cooker with grill/teppan plates

    • convection/steam oven

    • draft beer system

    • ice machine and generous worktops

    • industrial kitchen at the rear with

      • large professional gas stove

      • additional preparation kitchen and storage rooms

      • direct connection to service and staff areas

    • separate staff wing with

      • its own entrance

      • staff living room with TV, own kitchen and dining area

      • several bedrooms for live-in staff (e.g. house manager, nanny, driver)

      • indoor and outdoor laundry facilities

      • small kennel area for guard dogs

This setup allows you to comfortably host larger groups, celebrations or corporate events – from catering to housekeeping.

Technology, security & heliport

Behind the elegant appearance lies a comprehensive building services concept:

  • central server room with video monitoring and network infrastructure

  • extensive camera system around the house

  • multi-room audio system with speakers in many indoor and outdoor areas

  • central controls prepared for lighting and garden technology (partly app- or centrally controlled)

On the edge of the property you find a guard house and provisions for a backup generator, which will be added. In terms of security and resilience, the property is well positioned for the future.

Another highlight:

The heliport of the condominium has already been approved. Future owners can officially land their helicopter or have VIP guests arrive comfortably by air.

Possible uses: private residence, retreat or high-end holiday rental

This villa is much more than a holiday home by the sea. It is ideally suited as:

  • exclusive family residence for those who wish to combine privacy, design and nature,

  • representative second or third home for international owners,

  • boutique retreat or high-end holiday rental with limited, premium occupancy,

  • location for corporate retreats, workshops or board meetings in a completely discreet setting.

The combination of location, architecture, quality and privacy is exceptionally rare – even along the north coast of São Paulo.
